How much an architect charge as their fees in India? इस article के माध्यम से हम कोशिश करेंगे की architect के फीस से जुड़ी हुई जानकारी और दुविधा को हम आपसे साँझ कर सके।

Architect क्या करता है?

Architect के fees को समझने से पहले आपको यह भी समझना होगा की एक architect आखिर क्या काम करता है। Architects वो एक्स्पर्ट्स होते हैं जिन्हे किसी भी तरह के बिल्डिंग को design करने की बारीकियों का संपूर्ण अनुभव प्राप्त होता है। घर बनवाने के पहले किन बातों का ध्यान रखना चाहिए यह architect से बेहतर कोई नहीं जान सकता। आर्किटेक्ट का काम आपकी जरूरत के हिसाब से एक अच्छा floor plan तैयार करना, उसके interior और exterior को एक अच्छा लुक देना और साथ ही बिल्डिंग से जुड़ी services जैसे civil/structure drawings, electrical drawings और plumbing drawings जैसी detailed बारीकियों को consultants के साथ मिलकर डिजाइन करना भी है। Architects कभी अकेले काम नहीं करते हैं, project के scale के अनुसार वो दूसरे experts (civil engineer, MEP consultants, etc.) के साथ collaborate करते हैं ताकि बिल्डिंग डिजाइन को तरीके से complete किया जा सके।

आर्किटेक्ट जब एक नक्शा बनाते हैं तो इसके साथ ही साथ कई दूसरी भी services हैं जिसे उन्हे tackle करना होता है। चूंकि house building कई प्रक्रियाओं से होकर पूरा होता है जिसमें client और consulting आर्किटेक्ट दोनों को कुछ important स्टेप्स / responsibilities से गुजरना होता हैं, जो निम्न हैं,

1. जमीन का clear पेपर प्राप्त करना (owner's responsibility)

2. एक अच्छा आर्किटेक्ट appoint करना (owner's responsibility)

3. आर्किटेक्ट के साथ डिजाइन फाइनल करना, civil/structure इंजीनियर से structural डिजाइन फाइनल करना, local governing body से approval प्राप्त करना, - Commencement certificate प्राप्त करना, - आर्किटेक्ट के बनाए हुए estimate के आधार पर contractor final करना (आर्किटेक्ट / owner's responsibility)

4. साइट पर construction का काम शुरू करवाना

5. Governing body से plinth checking certificate प्राप्त करना

6. साइट पर structural systems (कॉलम, बीम, etc.) का काम कम्प्लीट करवाना

7. दीवार, plumbing, electrical और plaster का काम कम्प्लीट करवाना

8. दरवाजे, खिड़किया, floor tiles, sanitary fittings का काम कम्प्लीट करवाना

9. घर बनने के बाद house completion certificate प्राप्त करना

10. सारे NOC's लेने के बाद वाटर सप्लाइ और drainage शुरू करवाना

डिजाइन के अलावा आर्किटेक्ट इन सभी प्रक्रियाओ को भी necessary डॉक्युमेंट्स के साथ clear करवाते हैं।

एक आर्किटेक्ट जब बिल्डिंग डिजाइन करते हैं तो वो आपको कुछ बहुत ही important drawings की set provide करते हैं जिसमें भिन्न-भिन्न प्रकार की technical drawings होते हैं, जिसे देख कर contractor घर बनाता है। ये ड्राविंग्स हैं:

Architect's अपनी fees कैसे निर्धारित करते हैं? How does architect charge their fees in India?

एक आर्किटेक्ट की फीस कई बातों से निर्धारित होती है, जैसे:

1. Location (मेट्रो या नॉन मेट्रो सिटी / Tier 1/2/3 city)

2. Experience of architect

3. Scale of project (प्रोजेक्ट कितना बड़ा या छोटा है)

4. Architect की involvement

5. Project Scope (किस तरह की services लेना चाहते हैं)

इन points के आधार पर architects आपसे 3 तरीकों से फीस ले सकते हैं।

Lumpsum basis: इस category में architect आपके project scope के हिसाब से आपको एक fixed या lumpsum amount quote करते हैं। आमतौर पर यह mutual agreement से निर्धारित होता है। इस फीस के अंतर्गत architect आपको कुछ selected services provide करते हैं।

Percentage basis: इस category में architect percentage basis पर पैसा charge karte हैं। यह percentage project cost का 3% - 7% तक हो सकता है। कुछ conditions में यह 8% - 12% भी होता है, खासकर तब जब आर्किटेक्ट काफी experienced हो, या वो काफी famous ho। इसे एक example के द्वारा बेहतर समझ सकते हैं। मान लीजिए आपको 1000 sq.ft. का घर बनवाना है जिसका cost 20 लाख आता है और आर्किटेक्ट आपसे design services के लिए कम से कम 3% चार्ज करता है तो उसकी फीस होगी 60,000 ₹।

Square feet basis: इस category में architect आपसे square feet basis पर पैसा चार्ज करते हैं। Experience और locations जैसे factors के according यह फीस काफी vary करता है। इसे भी तीन category में समझा जा सकता है।

1. Category A: Concept Planning | Fees: 15₹-30₹ /sq. ft. इस category में आपको आर्किटेक्ट जो services offer करते हैं वो हैं: Concept Plans with 3 revisions, furniture layout और 3D elevation

2. Category B: Concept & Working drawings | Fees: 30₹-40₹ /sq. ft. इस category में आपको आर्किटेक्ट जो services offer करते हैं वो हैं: Concept Plans with 3 revisions, furniture layout, 3D elevation, electrical, plumbing, civil working drawings & structural drawings
   

3. Category C: Complete architectural consultancy | Fees: 90₹-120₹ /sq. ft. इस category में आपको आर्किटेक्ट जो services offer करते हैं वो हैं: Category A + Category B + complete design solution + vendor / contractor coordination + site monitoring & visits.

Conclusion

एक आर्किटेक्ट कि fees कभी fix नहीं होती है। हम इसे किसी bracket में नहीं रख सकते हैं। हम ये तुलना भी नहीं कर सकते हैं कि एक आर्किटेक्ट कम फीस चार्ज कर रहा है तो दूसरा ज्यादा fees क्यूँ चार्ज कर रहा है। आपको इसे समझना होगा कि आर्किटेक्ट की service ek product नहीं है, जिसकी value market के सारे दुकानों में एक जैसी होगी। आर्किटेक्ट का काम technology और creativity का मिश्रण है। और यही वजह है कि experience, location और signature style की वजह से हर आर्किटेक्ट अलग फीस चार्ज करते हैं। इसे ऐसे समझ सकते हैं की अगर कोई मार्केट में नया है और उसका experience कम है तो वह कम fees चार्ज करेगा और अगर कोई काफी experienced है तो वह ज्यादा fees चार्ज करेगा।
